The financial matters

In addition to the broker’s commission, termination of the mortgage and the costs for a lawyer, you also have to deal with the Plusvalia Tax and the profit tax. The Plusvalia Tax cannot be expressed in a fixed percentage. The amount of this municipal tax depends on the place (and the value of this land) where your house is located, plus the number of years you have lived here. You are obliged to pay this tax to the municipality in Spain, even if the value of your property has decreased over time or the property sells at a loss. You can actually see this amount as a payment to the municipality for the construction of the surrounding facilities and the maintenance of, for example, the roads and the sewage system.

If you still have an amount left over after the sale of your home, you will have to deal with profit tax. In this case, the percentage that you must remit to the tax authorities depends on the amount. Up to € 6,000 you pay 21%, from this amount up to € 24,000 that is 25%. From € 24,000 you pay 27%. However, there are also a number of exceptions based on age and what your primary residence has been for the past three years. In this case, it is wise to always engage a specialist, such as an accountant, who can provide you with further information.
