Villa Maria is a traditional Spanish villa constructed (very well!) in the 1970s. it is unusual in having a tower – a great place to have a bedroom or perhaps a studio or office – and having real Spanish character! it also has a plot that is larger than normal and that is both flat and blessed by mature trees, palms and flowers.
The villa has four bedrooms (including the room in the tower) and a very large master bedroom (with en suite) that overlooks the swimming pool. The main reception room is very spacious and has a dining area and a salon around a wood burning fire. The fully fitted kitchen is in good condition, the kitchen has a door that accesses the rear of the villa and the house has central heating. Below the villa is a bodega/store room (that is very big) and, within the garden, there is a summer kitchen.
The garden has a tennis court and a swimming pool – although the swimming pool needs renovating.
The villa has not been lived in for the past five years and it could do with modernising, albeit that it is habitable now. The bathrooms, in particular, could do with reforming and the tiles on the floor of the villa are old-fashioned. Equally, the electrical system could do with upgrading. However, given that the labour costs in Spain are far lower than in northern Europe, the costs of a reform will be quite low by comparison and the villa is blessed by its excellent construction (some of the older properties in Spain were much better built than their modern counterparts!).
Certainly, the villa is a potentially excellent investment. Traditional villas with large Urbana plots are difficult to find and, fully modernised, this villa will jump in price, be very saleable and, of course, a superb long term home. Equally, it could be easily rented out to tourists and, with four bedrooms, will earn an excellent income.
The location of the villa is remarkable and it has easy access to the nearby village of Barx. indeed, a lovely walk through glorious woodland is accessible from near to the villa and you can walk to Barx in only some 15 minutes or so (or drive there in a couple of minutes). in Barx there are 2 supermarkets, bars and restaurants, butchers and bakers, a pharmacy and doctor’s surgery – everything you need for day-to-day life. A welcoming village, Barx is the ‘heartbeat’ of a fine community that is fun, cultured (very musical!) and friendly. There are countless other trails along the valley and up into the mountains. So, if you like walking, cycling, mountain biking, hiking or climbing then you are perfectly placed here to enjoy a spectacular landscape within an area of outstanding natural beauty.
Meanwhile vibrant Gandia (population 80,000) with its gorgeous Blue Flagged beaches is only a 15 minute drive from the villa. in Gandia you have all the amenities you could possibly want – from great restaurants and bars, through to innumerable banks, shops, boutiques and supermarkets. There is a shopping mall, the Borgia palace, an historic square, many pedestrianised streets and plenty of cultural events. Meanwhile, Gandia provides easy access to Valencia City and its international airport by train (from Gandia) which takes only 55 minutes. The motorway has a junction only some 20 minutes drive from the villa, so communications to the rest of Spain are excellent!
